2021 TPHOA Annual Members’ Meeting-Intent to be a Candidate

On December 30, 2020, the below-linked Annual Members’ Meeting Notice, which included the Notice of Intent to be a Candidate, were mailed to all homeowners. We’ve heard that many homeowners have not received the mailing. Please place the meeting on your calendar. This meeting is for the homeowners. It is not a Board Meeting. If you have questions for the Board, or would like to air your opinion or concerns, please attend as this meeting is for you.

The meeting held on Wednesday, February 24, 2021, at 6:30 p.m. at the Coronado Civic Center, 223 Flagler Avenue, New Smyrna Beach (behind the shuffleboard courts.) We apologize the location selected is not in Port Orange. The decision was made based on the size of the room as it allows for safe social distancing. Also, the cost per hour is far less than anything in Port Orange.

Town Park 2021 Dues Assessment Coupon

Good Afternoon,

I hope this email finds you well.

On behalf of the Sentry team, I would like to apologize for the unpleasant experience caused by the delay in processing the coupon book for 2021. It’s not who we are, not who we strive to be, and not the mission the leadership team at Sentry has set for us. We would like to humbly ask for your patience as we work diligently to get the coupon books mailed out quickly. Please know that all collection fees will be waived for the month of January.

If you require information regarding your new monthly assessment amount, please either refer to the adopted budget or e-mail me directly and I will be happy to assist.

As a reminder, your 2021 association dues in the amount of $718.00 were payable on January 1, 2021. If you need assistance figuring out how to pay them, please refer to the attached document from our property management company. Town Park Landscape Standards

As a reminder, in an effort to further clarify our Declaration regarding homeowner landscape maintenance requirements, in April 2015, the the Board of Directors established the attached Landscape Standards for our association. If you maintain a Town Park file folder or binder, please print a copy for your records. You will also find the document on our website in the “Documents” tab in the “Rules and Regulations” folder.

We are redistributing the standards as we know we have many new homeowners who have moved into Town Park in the past five years and want to ensure they are aware of them. We appreciate your cooperation. If you have any questions, please let us know.

***ALERT*** Possible flooding because of blocked storm drains

***ALERT***
BLOCKED STORM DRAINS

Please do not place your yard trimmings or trash bags holding yard trimmings on the drain covers on our streets. With all the rain today, because this was done on New Town Terrace, we almost had homes flooded on the street. We appreciate your cooperation in doing so to avoid possible catastrophic damage to houses in Town Park. Thank you.

Pond Inspection Report

Town Park homeowners:

At the request of the St. John’s River Management District, in June 2020, we had the infrastructure of our ponds inspected. We learned there is significant damage caused by erosion in some of our ponds which we now must have repaired to ensure the drains and skimmers work properly, and to ensure we are compliant with the Water District’s guidelines. We learned this type of damage is common in retention ponds throughout Florida–we are not alone.

Once the water levels drop to a workable level, repairs will begin on the “immediate” action items. We will be working with the Water District to create a timeline for the balance of the repairs. Our hope is to have all repairs completed by the end of 2024. We ask for the patience of all homeowners during our monumental repair project.

Curb Strip Tree Removal

The Board of Directors has been asked by The City of Port Orange-Code Enforcement to notify homeowners that Live Oak tree removal in the curb strip in the subdivision is not a discretionary matter. The trees are an integral part of the city-approved subdivision plan filed with Volusia County and are, therefore, subject to code enforcement. The trees belong to the Town Park HOA, not homeowners.
